Life Edit, an ElevateBio company, is a gene-editing therapeutics R&D company. This project renovated 45,000 square feet across three floors in a high-rise, speculative laboratory building to better meet specific client laboratory needs and to consolidate/expand into one building. Office, meeting and amenity spaces were improved. Additional laboratory services were provided, and laboratory workflows and adjacencies rearranged to suit client production and quality control requirements.

Major constraints included limits imposed by the existing mechanical systems for both supply air and exhaust air, limited standby power capacity, and low floor to floor heights. The project was executed in phases to accommodate Life Edit’s early move-in schedule.
